Quartier Mittenheim

Quartier Mittenheim is being built in Oberschleißheim, north of Munich, on an area of around 85,000 m². Around 420 apartments, semi-detached houses and a day-care centre are being built on five plots – a vibrant neighbourhood for families, couples, singles and investors.

At its heart lies the “Green Centre” (Grüne Mitte), a spacious park in the middle of the quarter. On the other side, orchards, fields and meadows bring nature right to your doorstep. A neighbourhood meeting point and shared spaces encourage a sense of community.

Oberschleißheim S-Bahn station is around 1.5 km away, from where Munich city centre can be reached in about 25 minutes. Munich Airport is about 15 minutes by car or around 20 minutes on the S1.

The apartments offer well-designed floor plans, large windows, generous balconies and terraces, and some ground-floor units have private gardens. Fittings include real-wood parquet, large-format tiles and branded sanitary ware, with several interior styles to choose from – from Scandinavian to classic-elegant.

The buildings meet the KfW 40 efficiency standard with QNG certification. This allows buyers to obtain a low-interest KfW loan of up to €150,000, and according to the developer, investors can benefit from declining-balance depreciation (5% per year) and special depreciation (Sonder-AfA). Full-service letting is available on request. Tax benefits should be checked individually with a tax adviser. Construction began in 2024; completion of the entire quarter is planned for 2028.
