Shapovalova Immobilien

Sell your apartment or house in Munich

Selling your property in Munich and Bavaria

Planning to sell your apartment or house in Munich? Whether you are relocating, have already moved abroad or want to realise the value of an investment property, Shapovalova Immobilien – a licensed real estate agent in Munich (§ 34c GewO) – handles the entire sale for you in English: from a free valuation to the notary appointment and the handover of the keys.

You don’t need to be in Munich. We organise the valuation, photography and viewings on site, keep you updated by phone, email or messenger in your time zone, and the notarial signing can be done through a power of attorney. We explain every step of the German sales process, every document and the draft purchase contract in plain English.

To achieve the best price, we market your property in English, German, Russian and Ukrainian – on the leading property portals, on social media and to our own database of buyers. Every buyer is vetted: before the notary appointment, we ask for a financing confirmation from their bank.

Selling a tenanted apartment or a property you have owned for less than ten years? We point out what to consider – the existing tenancy, taxes and timing – and can recommend a tax adviser. You only pay our commission if the sale is successful.

How the sale of your property works

1. Free valuation and sales strategy

We visit your property, analyse actual sale prices in your area, the condition of the building and the documents, and recommend a realistic asking price and the right sales strategy. The valuation is free and non-binding.

2. Complete documentation

Land register extract (Grundbuch), declaration of division (Teilungserklärung), owners’ meeting minutes, service charge statements (Hausgeld), energy certificate and floor plans – we request missing documents from the property manager and the authorities ourselves and explain what they mean.

3. Professional presentation

High-quality photos, clear floor plans, a compelling listing and, if needed, video or home staging. Buyers form their first impression online – and it decides whether they come to a viewing.

4. Marketing and buyer search

Listings on the leading property portals, social media advertising and direct offers to buyers from our database – in four languages. If you prefer, we can also sell discreetly without a public listing (off-market).

5. Viewings, buyer checks and negotiation

We conduct all viewings, so you don’t have to travel to Munich. Every serious buyer provides a financing confirmation, and we negotiate to achieve the best price and secure terms for you.

6. Notary, payment and handover

We coordinate the draft contract with the notary, accompany the signing, monitor the payment and prepare the handover protocol. If you don’t speak German, a sworn interpreter attends the signing, or you can act through a power of attorney. Payment usually follows four to eight weeks after signing.
